A Lakewood owner had five small office suites to fill. The owner had hired me before. So they hired me again.
Why me? In Lakewood, I am known as the go-to person for office space. I know who is looking for office and retail space here. I know what is open and what is not.
Where did the tenants come from?
The tenants came from two places.
Some found the suites on LoopNet and Crexi. These are websites. Business owners go there to look for space to rent.
Others came from other agents. An agent is a real estate pro. Agents help people find space or fill it.
Why did these leads sign?
A lead is a person who asks about your space. Some leads fade out. They ask, and then you never hear from them again.
So what made these leads sign a lease? In one word: they were ready. They were ready for something.
What do Lakewood landlords get wrong?
A landlord is the owner who rents out the space. Here is the mistake I see most in Lakewood.
A lot of landlords count on local traffic only. Some will not even list their space. They know Lakewood is a busy place. They think other agents will drive by and see the sign.
But a sign only reaches people who pass by. You need more eyes on your space than that.
A lot of them rely on local traffic only. … They also need to be listing their properties with real estate agents to increase exposure.
In Kas’s words
What does it mean to list your space?
To list your space means you work with an agent to get the word out. The agent puts it where tenants look, like LoopNet and Crexi. Other agents hear about it, too.
That is how these five suites found their tenants. Some came from the websites. Some came from other agents.
What this means for you
Do you own a small office or shop in Lakewood? Is it empty? Ask yourself these three things:
- Is my space only on a sign? Who sees it besides people who drive by?
- Is my space on LoopNet and Crexi, where ready tenants look?
- Do other agents know my space is open?
If you said no to any of these, ready tenants may not find you.
My take
Do not count on local traffic alone. List your space with an agent. Get it in front of tenants who are ready.
