Kas Filippova came to commercial real estate from the owner’s side. Before she represented clients, she was part of a team that bought, renovated, and leased its own buildings across Northeast Ohio. She worked through the whole process: underwriting acquisitions, managing renovations of older and underused properties, and filling them with the right tenants. That work showed her how value is actually created in a building, beyond the listing price. It’s also why she started Kas Commercial: she wanted to bring an owner’s point of view to every client she works with. Today Kas is licensed with eXp Commercial. Clients hire her because she knows what it costs to run a property and what it takes to improve one, and she knows how to price and position a building so the right buyer or tenant sees what it’s worth.

Kas represents investors, owner-users, landlords, and tenants in office, retail, flex/showroom, and mixed-use deals. She handles investment sales and acquisitions, tenant and landlord leasing, and value-add properties where vacancy or deferred maintenance leaves room to grow. She also works with buyers doing 1031 exchanges who need to find a replacement property on a tight timeline. Her market is Greater Cleveland and its western suburbs, including Lakewood, Rocky River, Westlake, Avon, and Avon Lake plus the wider Lorain and Cuyahoga County areas. That market knowledge shows up in her pricing, her tenant lists, and how she moves a deal to closing.
