The building

A freestanding 1961 building on one of Rocky River’s busiest retail corridors, with 101 feet of frontage and about 35,000 cars passing each day. It had strong bones and a great location, but a dated exterior, a warehouse-style interior and too little street presence to attract the tenants the corridor could support.

The plan

Reposition the whole building. That means a new façade and aluminum storefront and window systems, a signage band for tenant branding, a centralized entry, accessible restrooms and ADA upgrades. Former warehouse areas become higher-value showroom and retail space. Suites are delivered white-box so tenants can move quickly, and they can be leased individually or combined across both levels.

What it taught us

Suite size and layout drive leasing speed as much as rent does. Flexible suites, from small offices to a full retail floor, let one building serve several kinds of tenants at once.

The building

A fully vacant two-story building on Center Ridge Road between Dover Center and Canterbury Roads, with about 2,700 SF per floor. The location works well for professional offices and service businesses, but the building needed a complete renovation before it could compete.

The plan

Renovate the building top to bottom and lease it during construction. Tenants who commit early can shape the layout, single-tenant or multi-tenant, floor by floor. The updated exterior gives the building a warmer, more modern street presence, with a new entry and monument signage.

What it taught us

Leasing does not have to wait for the ribbon cutting. Marketing a vacant building while it is under construction, and building to suit, shortens the time between renovation and rent.
